This week the median list price for Bonner County, ID is $769,900 with the market action index hovering around 37. This is an increase over last month’s market action index of 36. Inventory has held steady at or around 213.
 
  1. The average new listing price this week is $651,329 this week, while the 90-day overall average is $766,900. No movement from last week.
  2. The 7-day average per square foot this last week is $365 and the average 90-day per square foot is $370. No movement since last week.
  3. Property with a decrease in price is at 19.72% and the 90 Day Average at 34.93%. Most movement still comes from the Lower 25% 
  4. This week’s inventory is at 213 properties. The 90-day average for the area is 273.
  5. The “sweet spot” for buyers this week is prices around the $404,900 range. The average days on the market at that price point is 77 days. Housing Development selling homes?
  6. The market action index stays at 37. At 30 it becomes a Buyer’s Market.
